At seven years old, Allan Zeman learned what it meant to start from nothing, when his father passed away in post-war Germany.

His mother moved their family to Montreal, working hospital shifts to keep them afloat.

By age ten, Allan was working.

Not because he wanted to, but because he had to.

But where others saw limitation, Allan saw possibility.

He dropped out of school at sixteen and joined the fashion industry.

At 19, while his peers were still finding themselves, Allan closed his first million-dollar deal importing garments from Hong Kong to Canada.

The young entrepreneur had discovered something powerful: if someone else could do it, why couldn't he?

That question would shape the next five decades of his life.

After building his personal vacation home, Chandara, Allan looked across the bay and saw pristine hillside land that others had overlooked.

Named by combining "dara" (Thai for "star") with the Andaman Sea, Andara Resort & Villas launched as Phuket's answer to uncompromising luxury.

Allan's partnership with Pacific Century Premium Developments brought his expertise to Phang Nga with Aquella, a luxury golf resort spanning 1,100 rai with 2.5 kilometres of pristine beach frontage.

The project features an 18-hole championship golf course, exclusive country club, and award-winning Paradise Design architecture.

At just 26 years old, Dr. Allan Zeman moved to Hong Kong with a vision that seemed impossible to everyone else.

In 1983, he opened California Restaurant in a narrow alley called Lan Kwai Fong, a forgotten street of flower stalls and wet markets in Central Hong Kong.

Where others saw an abandoned neighbourhood, Allan saw the heartbeat of a future cultural movement.

He bought the entire block in 1984 for HK$32 million.

Justice of the Peace (JP) - Appointed October 1, 2001
The Justice of the Peace appointment is a title of honour bestowed by the Hong Kong Government upon community leaders.
Justices of the Peace participate in the Justices of the Peace Visit Programme, conducting regular visits to prisons and detention centres, Human Rights Watch and are authorized to witness statutory declarations and legal documents.
This recognition acknowledged Dr. Zeman's standing as a trusted civic leader.
Gold Bauhinia Star (GBS) - Awarded 2004
The Gold Bauhinia Star is the highest rank within the Order of the Bauhinia Star system, second only to the Grand Bauhinia Medal in Hong Kong's honours hierarchy.
It is awarded to "eminent persons who have given very distinguished service to the community or who have rendered public or voluntary service of a very high degree of merit."
Dr. Zeman received this honour for his significant public and community service, particularly in promoting Hong Kong's entertainment and tourism sectors.
Business Person of the Year - Hong Kong Business Awards 2008
The DHL/SCMP Hong Kong Business Awards, established in 1990, was Hong Kong's oldest and longest-running peer-judged corporate awards programme.
The Business Person of the Year category honours exceptional contributions by business leaders.
Dr. Zeman won in 2008 primarily for his remarkable turnaround of Ocean Park during challenging conditions (post-SARS, competing with Hong Kong Disneyland), generating record profits and earning him the Forbes title "Hong Kong's Mouse Killer" in 2007.
He later received the programme's Lifetime Achievement Award in 2023.
Grand Bauhinia Medal (GBM) - Awarded July 1, 2011
The Grand Bauhinia Medal represents Hong Kong's highest civilian honour, created in 1997 following the handover to China.
Named after Hong Kong's floral emblem, the Bauhinia blakeana, this medal recognizes individuals for "lifelong and highly significant contribution to the well-being of Hong Kong."
Dr. Zeman received this distinction for his distinguished service in fostering economic development, tourism, and social harmony in the region.
Recipients are entitled to use the postnominal letters "GBM" and the honorific style "The Honourable."
June 2015 to June 2022
The Airport Authority Hong Kong is the statutory body responsible for operating Hong Kong International Airport, one of the world's busiest international cargo gateways. Dr. Zeman served on the board for approximately seven years, chairing the Business Development Committee. During his tenure, major milestones included the environmental permit for the Three-Runway System expansion, passenger numbers exceeding 60 million for the first time, and completion of the third runway. Note: This is a former position.
2013 to Present
The Economic Development Commission was established by the Chief Executive in January 2013 to provide visionary direction on broadening Hong Kong's economic base. Dr. Zeman serves on the Working Group on Convention and Exhibition Industries and Tourism, advising on policy and support for industries central to Hong Kong's international competitiveness.
January 2015 to December 2020
The APEC Business Advisory Council (ABAC) is the private-sector arm of the Asia-Pacific Economic Cooperation forum, created by APEC Economic Leaders in 1995. Dr. Zeman was appointed by the Chief Executive of Hong Kong to represent Hong Kong business interests at the highest level of Asia-Pacific economic cooperation. ABAC is the only non-governmental organization on the official agenda of the APEC Economic Leaders' Meeting, holding annual closed-door dialogues with heads of state. Dr. Zeman served two terms, advising APEC leaders on regional business issues until his retirement in December 2020.
PropertyGuru Icon Award - December 8, 2023
The PropertyGuru Icon Award represents one of the highest honours granted by the PropertyGuru Asia Property Awards, Asia's most prestigious real estate awards programme established in 2005.
This award is reserved for former PropertyGuru Real Estate Personality of the Year winners who have demonstrated continued innovation, successful ESG initiatives, and sustained regional impact.
Dr. Zeman qualified through his 2015 Real Estate Personality of the Year title and was recognized in 2023 for transforming Lan Kwai Fong into "a bustling hub of tourism and entertainment," expanding the concept across China and Thailand, and developing the award-winning Andara Resort in Phuket.
2008 to Present
The West Kowloon Cultural District Authority was established in 2008 to develop a 40-hectare arts and cultural hub on Hong Kong's Victoria Harbour waterfront, designed by Foster and Partners. Dr. Zeman has served continuously since inception: as Chairman of the Performing Arts Committee (2008-2016) overseeing programming strategy, then as Chairman of the Commercial Letting Panel (2016-2024) guiding commercial leasing. In January 2025, he joined the board of West K Enterprise Limited, a newly formed subsidiary exploring revenue diversification for the authority.

Wynn Macau Limited (HKEX: 1128) is a Hong Kong-listed holding company operating integrated destination casino resorts in Macau, including Wynn Macau on the peninsula and Wynn Palace on the Cotai Strip. Dr. Zeman has been associated with the company since its inception in September 2009, serving as Vice Chairman before being appointed Independent Non-Executive Chairman in February 2018. He serves on the Nomination and Corporate Governance Committee and the Audit and Risk Committee, providing strategic governance oversight to this subsidiary of Wynn Resorts, Limited.
October 2002 to December 2012
Dr. Zeman was one of the original board members of Wynn Resorts, Limited (NASDAQ: WYNN) when the parent company was established. He departed the U.S. parent company board in December 2012 to "devote more time to other business commitments" while continuing his role at Wynn Macau Limited. Note: This is a former position; his current relationship with Wynn is through Wynn Macau Limited.
Sino Land (HKEX: 0083) is one of Hong Kong's leading property developers, founded in 1971, having developed over 250 projects spanning 130 million square feet. Dr. Zeman has served as an Independent Non-Executive Director for over 20 years, providing governance oversight as a member of the Audit Committee.
Tsim Sha Tsui Properties (HKEX: 0247) is the holding company (parent) of Sino Land, both part of the Ng Family's Sino Group. Dr. Zeman has served in this governance role concurrently with his Sino Land position since September 2004, reflecting the parent-subsidiary corporate structure.
TVB (HKEX: 00511) is Hong Kong's first wireless commercial television station, established in 1967, and one of the world's largest commercial Chinese programme producers. Commanding a 79% audience share in Hong Kong and reaching 300+ million households globally, TVB operates Asia's largest commercial TV production facility. Dr. Zeman serves as an INED and member of the Nomination Committee.
Dr. Zeman served as an INED of Fosun Tourism Group (former HKEX: 1992), parent company of Club Med, from the company's December 2018 IPO until its delisting from the Hong Kong Stock Exchange on March 19, 2025 following privatization. Note: This is a former position due to company delisting.
2008 to Present
Paradise Properties Group (operating through Paradise Pinetree Development Ltd., wholly owned by Dr. Zeman) is a Phuket-based luxury property developer under the Lan Kwai Fong Group umbrella. The portfolio includes Andara Resort & Villas, a multi-award-winning development on Kamala's "Millionaire's Mile" that opened in 2008, and Aquella Golf & Country Club in Phang Nga, featuring an 18-hole championship course and lakeside villas. Paradise Designs, the group's architectural arm, has received multiple PropertyGuru Thailand Property Awards including Best Housing Development Thailand 2022.
Sudara Residences, developed by Princess Villa Co., Ltd. (a joint venture between LKF Group and Thai partners), represents the group's newest luxury condominium project. Located 500 meters from Bangtao Beach, the development comprises 220 luxury condominiums across 7 floors with completion expected in 2027. Designed by LKF Design Studio and Paradise Designs, the project has already received the Best Luxury Condo Development (Phuket) award from the PropertyGuru Thailand Property Awards.

Dr. Zeman founded the Lan Kwai Fong Group in 1983 when he opened California Restaurant in what was then a humble neighbourhood of flower stalls and wet markets. After purchasing the entire block in 1984, he transformed the district into Hong Kong's premier entertainment destination, earning him the title "Father of Lan Kwai Fong" (蘭桂坊之父). Today, he owns approximately 65% of the district's properties, and the group has expanded to include developments in Chengdu, the Greater Bay Area, and Thailand. The diversified conglomerate now encompasses commercial properties (California Tower, The Plaza, 1 LKF), hospitality (Andara Resort, Aquella Golf & Country Club), and the restaurant portfolio under LKF Concepts.
